COMING SPRING 2006

ASPEN SPRINGS
Aspen Springs is a master planned neighborhood proposed on 393 acres three miles east of Florence, Montana. Nestled between picturesque ridgelines and large ponderosa pine trees, Aspen Springs combines the features of a rural setting with a sense of community.

Aspen Springs is modeled after a planned neighborhood near Boise, Idaho, called Hidden Springs, which was awarded the "Best Smart Growth Community in the Nation" in 2000. Aspen Springs consists of 636 single-family lots, seven commercial lots and 170 acres of open space. It is designed with varying lot sizes to allow a variety of homes to be constructed that will appeal to people of many ages, incomes and backgrounds. The character of Aspen Springs is the foundation for creating a true neighborhood with diversity and social fabric.

The seven commercial lots provide a social gathering place for families in Aspen Springs, bringing both convenience and diversity to the neighborhood. These lots may be used for a variety of facilities such as a mercantile, post office, fire station, day care, pre-school, café, office spaces and multifamily living space. The close proximity of these facilities encourages people to walk or bike to their destination, reducing vehicle traffic.

Smart Development
Living in western Montana is a choice we have all made. With this choice comes the responsibility to plan for growth and manage it to the best of our ability with the laws that govern. This type of planned growth allows citizens to be good stewards of the land by using the limited supply of land in the Bitterroot valley wisely. Aspens Springs is the result of hundreds of hours of research and planning. Unlike 1 and 5 acre tracts that do not provide central parks, large amounts of open space, curbs, sidewalk, paved roads, fire protection or public sewer and water systems, Aspen Springs has designed lots that are "clustered" together to allow for large open space common areas that can be shared by all. This maximizes and preserves open space while minimizing land disturbance.
